What if you built a shopping center and no tenants came? Well, I suppose you have to ask the owners of the old Super K center at the north end of town about that one. But what if you built a new shopping center at the height of the largest real estate boom in history, only to watch the economy crumble before the paint was even dry? That's what Ribeiro Corp has to be feeling now, as their shiny new and fabulously landscaped Carson-Tahoe Quail park sits deserted at the south end of town.

This shopping center has been on our radar for years, going back to 2005 when it was announced that the Oasis Trailer Park was being demolished and all the residents evicted so a shopping center could be built. And over the three years since then we've watched it be built. And now here it is, it's done, and it's plastered with "For Lease" signs on every available surface.

I'm sure things will pick up eventually. There was a crew onsite doing interior work on one of the units today, putting in plumbing and electrical and whatnot. So maybe at least one of the units have been rented out. Or they're just prepping it so it's ready for quick move in.

It would be a shame to let this sit empty for long; I mean they built it, might as well try to get some businesses in there. Even though there's another big development being started in Douglas County, within site of the Carson-Tahoe Quail, and even though stores are going out of business now, not expanding. The location is good, and when the freeway has been finished all the way to Spooner this shopping center will be right there near the intersection. So it might be slow for a while, but once the economy picks up I can see the center filling up fast.

Construction at the Carson-Tahoe Quail Park is coming along nicely. This new retail development is in south Carson, next to the Save Mart on the land where the Oasis Trailer Park used to sit. They've finished three buildings so far, and have started framing on a fourth.

Construction began last summer, and they've been putting the complex up one building at a time ever since.

There's been a bunch of construction happening all along my daily commute into town, so I think it's time to roll up all the updates into one post here and check in on the progress.

First, the Bodine's Casino, at the corner of 395 and Clear Creek. Work on the basement parking garage is finished, and now they're laying the main casino floor on top of it. This work they're doing here is what's going to be at "ground level" of the new casino. Once they finish with the floor they should be able to start building upwards, and the casino itself will begin coming together.

Right next door to Bodine's, the Carson City Fairgrounds is getting a complete makeover. This multi-million dollar project is kind of a side effect of the casino project, a promise the original developer made to improve the fairgrounds with a new rodeo arena and other facilities. And even though the original developer backed out of Bodine's, the new developer kept the promise. Hence all the work that's being done here to rebuild.

Ribiero's new Carson-Tahoe Quail office/retail complex still only has one building underway, but the framing on that building is nearly complete. This is right next to Albertson's, on the site of the old Oasis Trailer Park.

Of course the Casino Fandango always seems like it has hundred of new projects going on at any one time. Here, the new hotel tower is getting its fourth, and final, floor framed up. After this they'll top it off with a roof, then start on the interior.

This Marriott Courtyard is supposed to open late this year.

Work on the facade and the interior of the movie theater is still continuing. We're getting close to opening day; probably less than two months away now.

And steel is rising on the casino expansion and sky bridge at the southwest corner of the Fandango. This steel skeleton now dwarfs the parking garage, and even dwarfs the new hotel in sheer height. This building will house the escalators that will take you up and over Curry Street so you can easily get to the movie theater from the casino.

The expansion to the First Presbyterian Church has finally started construction. Last year the whole church was in danger of being demolished, but after negotiations with the city, only the back part was torn down last January to make way for a new sanctuary. The foundation for that new sanctuary has been poured, and the cinder block walls should start rising any day now.

And finally, for the update that isn't, here's a photo of the Ormsby House, sitting as forlorn as ever. I still see people on the site, and there are work lights inside, so I hold out hope that work is actually progressing on the interior of the building. But from the outside, there is literally nothing going on. I think there's even an actual tumbleweed blowing by the building in this picture.

After weeks and weeks and months of site work and foundations, Ribeiro is finally going vertical with one of the Carson-Tahoe Quail Park buildings.

This new office and retail center is on the site of the old Oasis Trailer Park which was torn down last year, right next to Albertson's in South Carson. Expect the shopping center when it's finished to be almost identical to the nearby Ribeiro development, the Carson Quail Park next to the Railroad Museum, where Starbucks and Keva Juice are located.

Carson-Tahoe Quail is supposed to be all built and ready to move in by November 1. At only four and a half months, that's kind of a tight schedule.

The South Carson construction projects just keep on trucking along. The two big ones that I can see during my daily commute are the Oasis Trailer Park, and the Casino Fandango's movie theater.

The Oasis Trailer park has been completely wiped out. They've been working for the last year to move all the trailers out, but ever since the bulldozers moved in several weeks ago they've been knocking down trees and the few buildings that were left. Now they've even ripped up the streets, and it's just a big empty dirt lot.

What's going in here is another retail/office complex from the Ribeiro Corp. It will be called the Carson-Tahoe Quail Park, to follow the Ribeiro tradition of putting the word "quail" in all their properties.

And just up the street, the Fandango movie theater is coming together nicely. The four walls are up, and now they're working on the roof. It's supposed to be open by this summer, in time for the next Harry Potter movie, and for once I can actually believe a construction estimate when I see one. What a shock!

Curry Street is reopen too, at least from Clearview north to the Fandango's parking garage. It's still a really rough dirt road; I guess they're putting off paving it until later. But at least you can drive along it and get a closer look at the movie theater. And the top floor of the parking garage is open again. Since the only access to it is from Curry Street, it's been closed for months.
