Terrible's Gas Station Construction

The Carson-Tahoe Quail retail park is still proving to be a huge bust. The center has been open for months now, and still the only tenant is a dialysis center. The economy, I’m sure, is a leading factor here, but this has to be frustrating to the city, who approved a retail development here hoping to bring in some sales tax, to Ribeiro, who spent millions of dollars building the center and needs to recoup those costs, and to the residents of the Oasis Trailer Park, which used to sit on the land, and who were evicted so this center could be built. It’s a horrible situation all around.

One tenant, though, is moving forward despite the rest of the center being a failure for now. The Terrible’s convenience store and gas station is pushing forward with construction at the south end of the center. They’re probably counting on the fact that there is little competition at the south end of town, with the Arco at Clearview being pretty much the only gas station in this part of town.

This new station is located right on the Appion Way extension, which I’ve been following for a few months. That new turnout, which will bring traffic from S. Carson Street right into Terrible’s, is all paved now, and just waiting for some finishing touches before it can open.

Appion Way Extension

Today they were working on pouring sidewalks at the Carson-Tahoe Quail Park, and along the new right turn lane that’s part of the Appion Way extension. I managed to get a few streaky pictures while I was driving by.

Appion Way Extension

It’s tough to get pictures, because there’s no good place to stop along South Carson Street. But work has been steadily progressing on the Appion Way extension that I wrote about last month. This is the new turn lane into the Carson-Tahoe Quail shopping center. Crews have been out installing storm drains and other apparatus to improve drainage, and the curb for the new right-turn lane has also been poured. Looks like paving can’t be too far away. Overland St, at the north edge of the center, has also been intermittently closed as they work on this project, with traffic rerouted either to Clearview or through the Save Mart parking lot.

Of course the Carson-Tahoe Quail park still only has one tenant, a dialysis center, and I don’t see any signs that more tenants are moving in soon. So this is a good time to work on the streets surrounding it, because there is no traffic. But it also makes the work seem kind of pointless, if there will be nobody to drive on the new street when it’s finished. The last thing Carson City needs is another empty shopping center, but it looks like Ribeiro hit the worst possible timing with this one.

And speaking of slowdowns, work on the Riverwood shopping center up the hill stopped a few weeks ago too. They were trucking along great, but then they parked the bulldozers and went home. The devloper claimed it was because they needed to “re-negotiate utility contracts.” But that was six weeks ago. Hopefully this is a temporary setback, and not a full-scale delay or cancellation of the project, because then we’d be left with an ugly scar on the hill and nothing to show for it.

Appion Way Extension

The Carson-Tahoe Quail park may not have any tenants yet, but that’s not stopping them from improving access to the shopping center. Crews are on site right now extending Appion Way, at the south end of the center, to intersect with Carson Street.

Developers have more plans for this area, including more retail space and a Terrible’s convenience store. Now, whether any of this comes to pass or the economy puts the brakes on all of it is yet to be seen. But they do seem to be going ahead with building the intersection.

Carson-Tahoe Quail Park

What if you built a shopping center and no tenants came? Well, I suppose you have to ask the owners of the old Super K center at the north end of town about that one. But what if you built a new shopping center at the height of the largest real estate boom in history, only to watch the economy crumble before the paint was even dry? That’s what Ribeiro Corp has to be feeling now, as their shiny new and fabulously landscaped Carson-Tahoe Quail park sits deserted at the south end of town.

This shopping center has been on our radar for years, going back to 2005 when it was announced that the Oasis Trailer Park was being demolished and all the residents evicted so a shopping center could be built. And over the three years since then we’ve watched it be built. And now here it is, it’s done, and it’s plastered with “For Lease” signs on every available surface.

I’m sure things will pick up eventually. There was a crew onsite doing interior work on one of the units today, putting in plumbing and electrical and whatnot. So maybe at least one of the units have been rented out. Or they’re just prepping it so it’s ready for quick move in.

It would be a shame to let this sit empty for long; I mean they built it, might as well try to get some businesses in there. Even though there’s another big development being started in Douglas County, within site of the Carson-Tahoe Quail, and even though stores are going out of business now, not expanding. The location is good, and when the freeway has been finished all the way to Spooner this shopping center will be right there near the intersection. So it might be slow for a while, but once the economy picks up I can see the center filling up fast.
